The helpline run by听the housing charity Shelter Cymru says it received "hundreds and hundreds" of calls听after the formula that governs social rent increases allowed landlords to raise rents by as much as 拢300 a year from听April.

Those calling the shots on rent rises say they have to balance听the needs of their tenants against听the 60,000 people in Wales who are waiting to get into social housing.

But with听incomes for many听stagnating,听听others are beginning to ask if affordable social housing听remains affordable.
