Tom is ready to seal the deal, and Lilian smells a rat.

Tom has bad news for his family. One of the developers who was interested in buying their land has dropped out, and the other wants three times the acreage of what Justin proposed to buy. They had all been happy with Justin's offer - the money would've helped with their plans. Is there any chance Tom can go back to Justin? Tom doesn't think so, but when Tony threatens to go in his place he agrees to give it one last shot.

Justin's unimpressed when Tom asks him to reconsider. Β£1m is now certainly out of the question. If Tom wants to make buying Bridge Farm land an attractive proposition he'll have to drop the price - how about Β£850,000? Justin suggests strongly that Tom talks to his family before giving a response. Tony takes matters into his own hands. He points out to Justin that other landowners wouldn't settle for much less than the original offer. Tony believes Β£950,000 is fair under the circumstances. That's too much, Justin's final offer is Β£900,000 which Tony accepts.

Tom confirms Lilian's suspicions - it was Matt who told him to hold out for a higher price. She points out that Matt was just using Tom to teach Justin a lesson. Determined to learn from this, Tom's grateful for Helen's support. He reassures Helen that he won't be taken for a fool again.
