Oliver revises his plans, and David starts to scheme.
Ruth asks her daughter about her and Toby but Pip doesn't want to go into detail. David is shocked when he finds out, and wonders if there's a way he can throw the Fairbrothers off Hollowtree.
David seeks Pip out and she can sense what's on his mind. Pip defends both Toby and Rex, insisting they're serious about making the business work. David hopes she's right. Later, Ruth asks Pip to talk to David to sort things out. Pip doesn't think there's anything to say - he's not even prepared to give Toby a chance.
Joe's at a low ebb. Eddie gets a call from Oliver, who wants to come over. Eddie hopes they haven't got to get out sooner. Oliver explains that they've had no luck in selling but have worked out they can buy a place in Tuscany and not sell Grange Farm. So the Grundys can stay as long as they pay rent. Eddie worries that it will be a stretch to cover the rent but Clarrie says if they all muck in they can make it work. It's the best birthday present Joe could have hoped for. He's going to throw a big party. He's properly back where he belongs at last.
